Make your Application

Help to Buy North West is the government appointed Help to Buy agent, who have responsibility for assessing any applications in the first instance.

Apply online at www.helptobuynw.org.uk  – the Help to Buy team will assess your eligibility for Shared Ownership and give you an application ID number. You should receive an email within four working days from them with confirmation of your acceptance or rejection.

Financial Assessment

If you would like to proceed with reserving a Plumlife property, your Sales Advisor will explain in more detail how we financially assess applicants, but in brief:

  • We will usually refer you to one of our panel IFA’s who are specialists in the Affordable Housing mortgage market.  They will conduct a telephone interview with you to assess that the costs of shared ownership are affordable and ascertain what share percentage you could be in a position to purchase initially.
  • Plumlife will receive your headline affordability assessment and typically will require evidence to support your application such as most recent 3 payslips, evidence of savings (for your deposit) and a Mortgage in Principle, which sets out the amount a lender is prepared to loan you.  Other evidence may be required on request.
  • Your Sales Advisor will confirm whether you are able to proceed and if so we will be in a position to take your reservation.

Next Steps

Once your reservation form has been signed and your fee of £500 has been received (this fee is subject to conditions and refundable on successful sale completion) you will need to appoint solicitors and liaise with your mortgage broker regarding your mortgage application.  Your Sales Advisor will be in regular contact to advise and guide you through the sales process up to sales completion.

On the day of your sale completion, your Sales Advisor will meet you at the property to provide the keys and answer any questions regarding your new home.
