General management

The Plumlife Management Team

The Plumlife management staff consists of the Operations Manager, Home Ownership Officers and Housing Administrator. Please contact Plumlife if you have any problems or queries about the management of your home.

Visits by Plumlife staff

Each estate is visited regularly by a member of Plumlife staff, when a general inspection is carried out and any repairs needed are noted. All residents are notified of the dates of the visits and the Officer will call to see individual residents on request. The visits are usually combined with a meeting of the Residents' Committee (where these have been formed) or with a representative of the scheme who can pass on queries on behalf of the residents.

Plumlife estates

Plumlife manages estates that the Association has itself built and also estates that have been built by private developers.

Access to Plumlife policies

Copies of Plumlife's Equal Opportunities Policy, Complaints Policy, Harassment Policy and Confidentiality Policy may be obtained from our offices on request.

Plumlife estate management

Gardens

On most estates the gardens and surroundings are maintained by Plumlife and are there for the use and benefit of all residents.

Cleaning and refuse

On most estates Plumlife will employ a general cleaner for all communal areas and to make sure the refuse areas are kept clean and tidy.

A paladin or refuse bin for each property is provided by the local authority and must be kept in the area provided. If your estate has a refuse chute, please make sure all refuse is well wrapped up before disposal.

Window cleaning

On most estates Plumlife employs a window cleaner who will visit the estate regularly. All outside windows and all inside communal windows will be cleaned if required.

Guest room

On many estates there is a guest room, which is available for the use of residents' relatives or friends for a small charge.

Laundry

On some estates there is a laundry room with washing and drying machines. The use of the laundry may be restricted to certain times of the day.

Lounge

Communal lounges are also available on some estates for residents' meetings, social and recreational activities.

Repairs

Plumlife's policy on repairs is outlined in more detail in the maintenance section. In general, Plumlife is responsible for the structure and exterior of your home together with any communal parts. Residents are responsible for internal repairs to their own properties.

Security and master key

Plumlife recognises that all residents on the estate will have an interest in general security. We ask that outside doors be locked at all times. Where a master key is available additional locks or bolts should not be fitted in case an emergency requires entrance to be gained.

Your privacy is respected at all times. Plumlife staff have strict instructions to use the master key only in cases of emergency.

Fire precautions

If you live in a block of flats, it is especially important that you are aware of the adopted fire procedure. Plumlife's staff will be able to advise you of this procedure. The utmost care must be taken at all times to avoid the risk of fire, in particular by careful disposal of cigarettes and the supervision of chip pans in use. Residents need to familiarise themselves with the position of fire extinguishers and blankets and to be conversant with fire drill procedures.

Pets

Pets are not usually allowed in dwellings and only with the express permission of Plumlife. Please refer to your lease for further guidance in this respect.

TV aerials

Aerials and satellite dishes are not permitted on any property except with the express permission of Plumlife. Please refer to your lease for more information on this matter.
