Report a Repair

As a leaseholder or shared owner you are normally responsible for carrying out repairs to your own property. The only exceptions to this are if you live in a flat where Plumlife is the landlord or you live in a new property.

If you live in a flat...

You are still responsible for maintaining your individual flat, but Plumlife are responsible for repairing and maintaining the communal areas. A separate service charge will be collected to cover the cost of this.

How to report a communal repair:

Between 9am and 5pm -  you should report communal repairs to Plumlife by phone on 0161 447 5158.

Out of hours - to report an emergency repair out of hours you can call Orbis on 0845 345 7808.

Alternatively all non-emergency communal repairs can be reported using our online form which can be found in the Do it online section of the website, or by clicking here.

We will respond to repair requests to communal areas within the following timescales:

  • Emergency - 24 hours
  • Urgent - 5 working days
  • Routine - 28 working days

If you live in a new property...

Your property will be covered by the builder's guarantee for an initial 'defect' period, usually lasting 12 or 24 months from the date of handover to Plumlife. During this period it is important that repairs are reported as quickly as possible as they can be difficult to rectify after the defect period has ended.

How to report a defect repair:

If your property is still within it's defect period, you should report repairs to our Customer Access Team on 0845 850 1966, or you can email CAT@greatplaces.org.uk
