Repairs and Maintenance

Generally repairs and maintenance are the responsibility of the shared owner. New properties may be covered by a builder's guarantee usually for 12 months. However the 12 months runs from the date we took handover of the building and not from the date of completion. It is important that any problems are reported early on as it can prove difficult to rectify defects after the guarantee period has expired. Your sales advisor will be able to let you know how to do this. The NHBC Guarantee will cover major structural defects.

If you purchase a house you will be responsible for looking after the exterior of the property, including repainting when required. If you purchase a flat, Plumlife will usually manage the communal areas of your building and grounds but this may not always be the case and you will be advised of who to contact by your sales advisor. If you live in a flat, you will pay a service and / or estate charge for the day-to-day running and for longer term upkeep.

As a leaseholder / shared owner you are responsible for the maintenance of all gas appliances and flues in your property. We advise for you to have all your gas appliances serviced annually by a CORGI registered company. Failure to do so could have serious consequences- you could be putting yourself and others at risk. For more information on gas safety contact the Health and Safety Executive.

Depending on your circumstances you may be eligible for a free gas check. For more information on free gas checks look on the back of your gas bill, contact your gas supplier or energywatch on 08459 06 07 08.
