What types of financial assistance are available for first-time buyers?

The Government’s Help to Buy scheme ended in March 2021, which left many first time buyers unsure of how they’d get onto the property ladder. You can find out more about when ‘Help to Buy’ ended in our blog. 

However, at Plumlife Homes, we still have a number of affordable home buying options for you.

If you’re looking to purchase a home, Shared Ownership could be for you. With Shared Ownership, you can buy a share in a home that you can afford, with the option to buy more if it in the future.

If you are considering the purchase of a property in the future but are currently unable to do so, a possible solution would be our ‘Rent to Buy’ scheme. With Rent to Buy, you’ll pay reduced rent, giving you the chance to save for a deposit.

What are some common mistakes to avoid when buying a first home?

There are a number of things to consider when buying your first home which could cause problems further down the line. For example, choosing the wrong solicitor, giving notice to your landlord too early, and not factoring in all the costs associated with moving. It’s important to consider things like solicitor’s fees, removal van hire, and the cost of flooring and blinds when thinking about whether you are ready to buy.

What are the advantages of buying a new build home compared to a pre-owned one?

New build homes will typically have a far higher energy efficiency than older homes. This is because new build homes are built with modern materials and features, and are designed to last whilst maintaining eco-friendly features. This will save you money on utility bills in the long term due to the reduced carbon emissions and improved insulation. Double or even triple-glazed windows are fitted as standard for new builds, and the energy-efficient appliances that are usually fitted help to boost the home’s energy efficiency even further. Some properties are also fitted with PV (solar) panels which generate electricity to help power the home.

What warranty coverage is there available for a new build home?

All of our new homes come with a 10-year new home warranty, often provided by NHBC (the National House Building Council) or a similar provider. This is a structural warranty that covers any latent defects in the structure of the building, though please note this does not replace buildings or contents insurance.
