What Types of Financial Assistance are Available for First-Time Buyers?

The Government’s Help to Buy scheme ended in March 2021, which left many first time buyers unsure of how they’d get onto the property ladder. You can find out more about when ‘Help to Buy’ ended in our blog. 

However, at Plumlife Homes, we still have a number of affordable home buying options for you.

If you are considering the purchase of a property in the future but are currently unable to do so, a possible solution would be our ‘Rent to Buy’ scheme. With Rent to Buy, you’ll pay reduced rent, giving you the chance to save for a deposit.

If you’re looking to purchase a home, Shared Ownership could be for you. With Shared Ownership, you can buy a share in a home that you can afford, with the option to buy more if it in the future.

What are some Common Mistakes to Avoid when Buying a First Home?

There are a number of things to consider when buying your first home which, if neglected, can cause problems further down line. This includes missing a home inspection, buying a house you cannot afford, choosing a sub-optimal mortgage, not anticipating the closing costs, and acting too quickly. How Important is a Pre-Approved Mortgage for First-Time Buyers?

A pre-approved mortgage is not essential for first time buyer homes, however it will give you a good indication of how much you are able to spend on the home itself. The pre-approval process will also not guarantee that you will be approved for a mortgage, however it will save you time spent looking at properties that are outside of your feasible budget.

What are the Advantages of Buying a New Build Home Compared to a Pre-Owned One?

New build homes will typically have a far higher energy efficiency than older homes. This is because new build homes are built with modern materials and features, and are designed to last whilst maintaining eco-friendly features. This will save you money on utility bills in the long term due to the reduced carbon emissions and improved insulation. Double or triple-glazing windows are fitted as standard for new builds, and the A or A+ energy ratings for white goods that are usually fitted helps to boost the home’s energy efficiency even further.

What Warranty Coverage is there Available for a New Build Home?

All of our new homes come with a 10 year NHBC new home warranty. NHBC stands for The National House-Building Council. The NHBC states that its primary purpose is to raise the construction standards of new homes in the UK and provide consumer protection for homebuyers through its world-leading, 10-year Buildmark warranty.
